This course was developed in accordance with Minnesota Statutes, Section 273.0755, paragraph c, which requires all licensed Minnesota Assessors to attend and participate in a seminar that focuses on ethics, professional conduct, and the need for standardized assessment practices. This requirement must be met at least once in every four-year educational licensing period. This requirement applies to all assessors licensed for one year or more in the four-year period.

This 30-hour course introduces the students to the income approach through lecture and problem solving. Emphasis is on practical application of this approach rather than theory. Course materials include development of Net Operating Income and use of direct capitalization using a multiplier and a rate. This course is recommended prior to taking IAAO Course 102: Income Approach, but is not required. This course is approved for assessors to become income property qualified.

This 30-hour tested course is a Board of Assessors approved assessment administration course which is a requirement for the AMA level of licensure. Items to be covered include: the role of the assessor in the property tax system, sales ratios, office administration, dealing with county boards, public relations and sales verification process.

These two days will include discussions about legislation changes, assessor's best practices, market value trends, Green Acres, rural Vacant Land, Ag Preserve, marketing your assessment, ag buildings, tax calculation and address assessor questions and problems.
