MAAO offers a variety of conferences, seminars and workshops to meet the needs of our members. These events also offer a valuable opportunity for you to build contacts and to exchange views and experiences. The seminars and workshops focus on areas fundamental to assessing and cater for different levels of experience.

Commissioner of Revenue’s Annual Meeting with Assessors
Commissioner of Revenue Ward Einess and staff will hold the Annual Meeting with Assessors on Monday, September 27, 2010 from 9:00AM to noon. This session promises to be full of new information and timely announcements.
MAAO Annual Meeting
The Minnesota Association of Assessing Officers invites you to the 64th Annual Conference of the MAAO. The conference includes the Commissioner of Revenue’s Annual Meeting with Assessors; the Annual Meeting of the MAAO and the MAAO sponsored seminars for continuing education. Sunday night at 6:00 we will have an opening reception at the Reception Hall at Verizon Wireless Center. On Monday evening conference participants will be treated to a tour of Indian Island Winery www.indianislandwinery.com. Buses will take us to the winery for a tour and hors d’oeuvres. Participants must purchase their own wine. Buses will return us to Mankato early enough for dinner on your own.
MAAO Vendors Area
MAAO welcomes the vendors that contribute to the Fall Conference. All vendors will be situated in the Banquet Hall East, our break room on Monday and Tuesday. Please stop by and talk with them. In addition to our break area we will have the IAAO tables in that room.
MAAO Hospitality Room
Regions 3 & 7 will host the MAAO Hospitality Room. The event will be held at Hilton Garden Inn, Rom 303. The room will be open at times that do not conflict with an organized MAAO event and until 1:00 am.

FS1 Minnesota Corporate Farm Law: 4 hours. Tuesday, September 28, 2010, 1:00 - 5:00. Instructors: Doug Spanier, Minnesota Department of Agriculture and Stephanie Nyhus, SAMA, Principal Appraiser, Minnesota Department of Revenue. This course is an overview of the Business Organization and Minnesota's Corporate Farm Law presented by the Department of Agriculture. Part of the presentation will discuss such business structures as LLC's, LLP's, LLLP's, C and S Corporations as well as an overview from the MN Department of Revenue on Special Agriculture homesteads and their administration. Come with scenarios and questions you may have from your jurisdiction.
FS2 Valuing the Rural Special Purpose Property: 4 hours. Tuesday, September 28, 2010, 1:00-5:00. Instructors: Marc Manderscheid, tax attorney with Briggs & Morgan and a Bob Kocer, special purpose property appraiser with Vanguard Appraisals. Valuing the Rural Special Purpose Property - This course will discuss valuation of rural special purpose properties such as Ethanol Plants, Sugar Beet Plants, and other large industrial type plants. Special attention and time will be spent on the question of taxability of tanks, bins and silos, etc.
FS3 Business Writing:4 hours. Tuesday, September 28, 2010 1:00 – 5:00: Instructor: John Gellatly, SAMA, CAE, Assessor, City of Duluth. This seminar begins with a consideration of America's love-hate relationship with formal language and the need for rules of writing. We next consider how to analyze most writing situations using a communication model and four elements of style: word choice, sentence structure, organization and presentation. This is followed by guidelines for and examples of particular letter and memo writing situations such as responding to a request, enforcing a policy, and refuting a claim. We close with a brief review of grammar and usage issues that continue to irritate us through adulthood.
FS4 Discounted Cash Flow Relating to Today's Challenging Market: 4 hours. Wednesday, September 29, 2010, 8:00 - Noon. Instructors: Tim Vergin, Diversified Real Estate Services and Stuart Mortrude, Diversified Real Estate Services. This course will cover the basics of a discounted cash flow analysis (DCF) The first half of this seminar will concentrate on the components of a DCF including but not limited to: cap rates, yield rates, tenant rollovers, vacancy between leases, tenant improvements, commissions, and renewal probability. The second half of the seminar will focus on a basic case study involving modeling a typical multi tenant property. Bring your calculator!
FS5 Minnesota's Property Tax Programs, Something for Everyone: 4 hrs. Wednesday, September 29, 2010, 8:00 – Noon. Instructors: Michael Stalberger, SAMA, DOR Property Tax Compliance Officer and Gary Amundson, SAMA, DOR Compliance Officer. This seminar provides an overview of the various property tax programs in Minnesota with an emphasis on administration and special concerns associated with implementing these programs. The discussion will include eligibility requirements, application procedures, and benefits.
Continuing Education Hours (CEH): The State Board of Assessors will grant 4 CEHs for one four hour seminar and 8 CEHs for two four hour seminars. There are no Commerce Credits applied for.
