IAAO 102 - Income Approach to Valuation

The Income Approach to Valuation is designed to provide the students with an understanding and working knowledge of the procedures and techniques required to estimate the market value of vacant or improved properties by the income approach.  The material covers real estate finance and investment, capitalization methods and techniques, analysis of income and expenses to estimate operating income, selection of capitalization rates, and application of the approach.  The Income Approach to Valuation utilizes lectures, classroom discussion, and homework problems to emphasize the main concepts and procedures taught in the course.  This course is an approved income course for the Accredited Minnesota Assessor (AMA) level of licensure.  It is also approved by the Minnesota State Board of Assessors and Minnesota Department of Commerce for 30 hours of assessor/appraiser continuing education. 
COVID-19 Considerations: MAAO has made accommodations to ensure proper social distancing at this course and adhere to the Governor’s orders of not exceeding 25% meeting room capacity, by moving to a larger venue with a larger meeting room, allowing each attendee their own table with 6' of space in front and behind. Other adjustments, such as catering considerations, sanitizing stations, and adhering to the Governor's statewide indoor mask mandate will provide as safe of a learning environment as possible. We have talked in detail with the event venue and feel confident that every reasonable precaution is being taken for attendees' health and safety.

 

Class size is limited to 45 students.

Prerequisite:  Basic Appriasal Principles, Basic Appraisal Procedures are recommended.

Optional Textbook:  IAAO: “Property Assessment Valuation" (third edition, © 2010), a copy of textbook available for $50.00. (Textbooks will NOT be available for purchase during registration at the start of the course).

For student, instructor and employer convenience a limited variety of refreshments and snacks are included in your registration fee. In order to keep registration fees lower, lunch will be on your own for all IAAO courses sponsored by MAAO such as this one. Please plan accordingly.

Student Expectations:  This course includes 30 hours of classroom instruction during which students will be expected to participate in discussions, group activities, and coursework that may include but is not limited to reading, homework problem solving, etc. both during and outside classroom hours.  There is also an exam at the end of the course the student should plan to review for.  If alternative testing options are required please contact the course coordinator via email as soon as possible to discuss and we will attempt to make reasonable accommodations.

Cancellation Policy:  
Cancellation requests received prior to 8:00 a.m., 5 business days prior to the start of the course will be issued a refund, less a $30 administration fee.  Cancellations requests received after this time or registrants who fail to attend the course are responsible for the entire fee.  If a registrant is unable to attend the event, a substitute from the jurisdiction that paid the registration fee can attend at no additional charge.  Please send written notification of this change or cancellation requests to [email protected].  Although it is not the policy of MAAO to cancel a course or seminar, MAAO reserves the right to do so and provide a full refund if the minimum enrollment level is not reached.  Refunds will be issued within 30 days of the date of the course or conference.
