Course Description: This course is an intermediate level course designed for the practicing appraiser and builds on IAAO Course 102 training. An understanding of the income approach to value and practical experience with income capitalization are essential prerequisites. Problem solving requires a calculator with a power key. This course makes extensive use of financial compounding and discounting techniques. Emphasis is on developing financial factors by way of electronic devices with slight references to pre-printed tables. Forecasting income patterns and property value changes are prominent variables used in estimating present values. Formula driven models are the primary appraisal tools. Market value estimates through yield capitalization are the principal focus of the course. View more detail about the course here.
Credits: This course is an approved income course for the Accredited Minnesota Assessor (AMA) level of licensure. It is also approved by the Minnesota State Board of Assessors for 30 hours (including exam) of assessor continuing education. Pending Minnesota Department of Commerce approval, this course may also be eligible for 30 hours (including exam) of appraiser continuing education. Instructors: Pat Alesandrini Prerequisite: Basic Appraisal Principles, Basic Appraisal Procedures, MAAO Basic Income Approach OR IAAO Course 101, and IAAO Course 102 are all recommended. Textbooks will NOT be available for purchase through MAAO or in person at the course. Location: Hilton Garden Inn, 6350 Vinewood Lane N., Maple Grove, MN Hotel Group Rate: For your convenience, a block of hotel rooms has been reserved at the Hilton Garden Inn in Maple Grove for $139/night. Reservations are the responsibility of individual attendees and must be made by October 17, 2025, to ensure the group rate. Food & Beverages: For student, instructor, and employer convenience, a limited variety of refreshments and snacks are included in your registration fee. In order to keep registration fees lower, lunch is on your own for this and all IAAO courses sponsored by MAAO. Please plan accordingly. Student Expectations: The Income Approach to Valuation II utilizes lectures, classroom discussion, and homework problems to emphasize the main concepts and procedures taught in the course. This course includes 30 hours of classroom instruction during which students will be expected to participate in discussions, group activities, and coursework that may include but is not limited to reading, homework, problem solving, etc. both during and outside classroom hours. There is also an in-person exam at the end of the course the student should plan to review for.
