IAAO 101 - Fundamentals of Real Property Appraisal

Description: This course will be held online. This course is designed to provide students with an understanding and working knowledge of the procedures and techniques required to estimate the market value of vacant and improved properties. This course concentrates on the skills you need to estimate the market value of properties using two approaches to value: the cost approach and the sales comparison approach. This course has been approved for 28 hours of continuing education, 30 hours with exam, with the Minnesota State Board of Assessors. It also satisfies the Appraisal Procedures (residential) requirement for CMA Licensure. Class minimum enrollment is 20 and maximum enrollment is 49 students.

Optional Textbook:  IAAO: “Property Assessment Valuation" (third edition, © 2010), a copy of textbook available for $50.00. (Textbooks will NOT be available for purchase during registration at the start of the course).

Location: Online. A link to join and e-materials will be emailed prior to the meeting.  Attending these online offerings requires reliable internet connection and use of Zoom with a webcam and audio. Your webcam must remain on for the entire course and attendance will be recorded multiple times per day. There is not a call-in only option. 

Important Online Exam Information: 

• For the exam: A computer web camera with microphone is required. Please review complete requirements for ProctorFree, our online proctoring service, here. 
• A calculator is required.
• Current version of Google Chrome, Firefox, or Safari on a computer running Windows 7, 8, or 10 or Mac OS 10.11+ (El Capitan).
• If accessing the course using a mobile device, it must be a large-screen device such as an iPhone 6+ or iPad.

Student Expectations:  This course includes 30 hours of classroom instruction during which students will be expected to participate in discussions, group activities, and coursework that may include but is not limited to reading, homework problem solving, etc. both during and outside classroom hours.  There is also an ONLINE exam at the end of the course the student should plan to review for.  If alternative testing options are required please contact the course coordinator via email as soon as possible to discuss and we will attempt to make reasonable accommodations.

Cancellation Policy:  Cancellation requests received prior to 8:00 a.m., 5 business days prior to the start of the course will be issued a refund, less a $30 administration fee.  Cancellations requests received after this time or registrants who fail to attend the course are responsible for the entire fee.  If a registrant is unable to attend the event, a substitute from the jurisdiction that paid the registration fee can attend at no additional charge.  Please send written notification of this change or cancellation requests to [email protected].  Although it is not the policy of MAAO to cancel a course or seminar, MAAO reserves the right to do so and provide a full refund if the minimum enrollment level is not reached.  Refunds will be issued within 30 days of the date of the course or conference.
