 IAAO 112 - Income Approach to Valuation II

Description: This course will be held online. IAAO Course 112 - Income Approach to Valuation II is an intermediate level program designed for the practicing appraiser. It builds on the training of IAAO Course 102. An understanding of the income approach to value and practical experience with income capitalization are essential prerequisites. Problem solving requires a calculator with a power key. 

This course makes extensive use of financial compounding and discounting techniques. Emphasis is on developing financial factors by way of electronic devices with only slight references to preprinted tables. Forecasting income patterns and property value changes are prominent variables used in estimating present values. Formula driven models are the primary appraisal tools versus look up tables and vertical calculations. Market value estimates through yield capitalization are the principal focus of the course.  
This course is an approved income course for the Accredited Minnesota Assessor (AMA) level of licensure. Class minimum enrollment is 25 and maximum enrollment is 40 students.

 

 

COVID-19 Considerations: MAAO has worked with the event venue for this offering to ensure proper social distancing, adherence to the Governor’s orders of not exceeding 25% meeting room capacity for events, and COVID-19 catering accommodations. Additionally, sanitizing stations will be provided, face masks will be required at all times, no-contact forehead temperatures will be taken at the beginning of each day, and there will be no passing of paperwork throughout the class. We have talked in detail with the event venue and feel confident that every reasonable precaution is being taken for attendees' health and safety.  This offering is subject to cancellation if mandated by the Governor.  A 100% refund will be processed for any registrant due to a Covid-related cancellation. Attendance at this course is at the risk of the employer and attendee. MAAO will not be held liable.

Prerequisite:  IAAO 102 - Income Approach to Valuation. MAAO Basic Income can also serve as a prerequisite for this course.

 

Optional Textbook:  IAAO: “Property Assessment Valuation" (third edition, © 2010), a copy of textbook available for $50.00. (Textbooks will NOT be available for purchase during registration at the start of the course).

Requirements:  Financial calculator is required.

Early registration fee if registered by August 13, 2021: MAAO Member - $575; Non-Member - $680

Course registration fee if registered after August 13, 2021: MAAO Member - $645; Non-Member - $750

Location: Online. A link to join and e-materials will be emailed prior to the meeting.  Attending these online offerings requires reliable internet connection and use of Zoom with a webcam and audio. Your webcam must remain on for the entire course and attendance will be recorded multiple times per day. There is not a call-in only option.

Student Expectations:  This course includes 30 hours of classroom instruction during which students will be expected to participate in discussions, group activities, and coursework that may include but is not limited to reading, homework problem solving, etc. both during and outside classroom hours.  There is also an ONLINE exam at the end of the course the student should plan to review for.  If alternative testing options are required please contact the course coordinator via email as soon as possible to discuss and we will attempt to make reasonable accommodations.

Cancellation Policy:  
Cancellation requests received prior to 8:00 a.m., 5 business days prior to the start of the course will be issued a refund, less a $30 administration fee.  Cancellations requests received after this time or registrants who fail to attend the course are responsible for the entire fee.  If a registrant is unable to attend the event, a substitute from the jurisdiction that paid the registration fee can attend at no additional charge.  Please send written notification of this change 5 business days prior to the course. Transfer and cancellation requests should be sent to [email protected].  Although it is not the policy of MAAO to cancel a course or seminar, MAAO reserves the right to do so and provide a full refund if the minimum enrollment level is not reached.  Refunds will be issued within 30 days of the date of the course or conference.
