Description: This 30-hour course introduces the students to the Income Approach to Value through lecture and problem solving.  Emphasis is on practical application of this approach rather than theory. Course materials include development of net operating income and the development and use of direct capitalization; as well as, using a multiplier with gross income(s). Pending State Board Approval, this course will be an approved income course for the Accredited Minnesota Assessor licensure and 30 hours of assessor continuing education. It will also count for 30 hours of appraiser continuing education by the MN Department of Commerce, pending DOC approval.  Class size is limited to 48 students. This class can serve as the prerequisite for IAAO 112 - Advanced Income Approach.

COVID-19 Considerations: MAAO has worked with the event venue for this offering to ensure proper social distancing, adherence to the Governor’s orders of not exceeding 25% meeting room capacity for events, and COVID-19 catering accommodations. Additionally, sanitizing stations will be provided, face masks will be required at all times, no-contact forehead temperatures will be taken at the beginning of each day, and there will be no passing of paperwork throughout the class. We have talked in detail with the event venue and feel confident that every reasonable precaution is being taken for attendees' health and safety.  This offering is subject to cancellation if mandated by the Governor.  A 100% refund will be processed for any registrant due to a Covid-related cancellation. Attendance at this course is at the risk of the employer and attendee. MAAO will not be held liable.

For student, instructor and employer convenience lunch is included in your registration fee.  A limited variety of refreshments and snacks are also included in your registration fee and will be available for AM and PM breaks.  If you medically require a special diet due to food sensitivities or allergies please contact the Education Coordinator by email as soon as possible.

Student Expectations:  This course includes 28 hours of classroom instruction during which students will be expected to participate in discussions, group activities, and coursework that may include but is not limited to reading, homework problem solving, etc. both during and outside classroom hours.  There is also a 2-hour exam at the end of the course the student should plan to review for.  If alternative testing options are required please contact the course coordinator via email as soon as possible to discuss and we will attempt to make reasonable accommodations.

Cancellation Policy:  Although it is not the policy of MAAO to cancel an event, be it a course or seminar, MAAO does reserve the right to cancel a course or seminar if the minimum enrollment level is not reached.  A refund, less a $30 administration fee will be issued to cancellations received five business days prior to the start of the course or conference.  Registrants who fail to attend or cancel prior to the cancellation deadline are responsible for the entire fee.  If a registrant is unable to attend the event, a substitute from the jurisdiction that paid the registration fee can attend at no additional charge.  Please send written notification of this change five business days prior to the start of the event.  MAAO reserves the right to cancel any event if necessary and provide a full refund.  Refunds will be issued within 30 days of the date of the course or conference.
