Description: The Income Approach to Valuation is designed to provide students with an understanding and working knowledge of the procedures and techniques required to estimate the market value of vacant or improved properties by the income approach. The material covers real estate finance and investment, capitalization methods and techniques, analysis of income and expenses to estimate operating income, selection of capitalization rates and application of the approach. View more detail about the course.

Credits: This course is an approved income course for the Accredited Minnesota Assessor (AMA) level of licensure. It is approved by the Minnesota State Board of Assessors for 30 hours (including exam) of assessor continuing education.

Prerequisite:Basic Appraisal Principles, Basic Appraisal Procedures, and MAAO Basic Income Approach or IAAO 101 are recommended.

Optional Textbook:  IAAO: “Property Assessment Valuation" (third edition, © 2010), is available for purchase via the IAAO online store. Textbooks will NOT be available for purchase through MAAO or in person at the course.

Hotel Group Rate: For your convenience, a block of hotel rooms has been reserved at the Holiday Inn & Suites, 75 S 37th Ave, St. Cloud, MN. Room rates per night are $129 per night. To reserve your hotel room, call 320-253-9000, dial 1, and mention "MAAO" before May 2, 2025.  It's your responsibility to make your own reservations by the requested due date.

Food and Beverages: For student, instructor, and employer convenience, a limited variety of refreshments and snacks are included in your registration fee. In order to keep registration fees lower, lunch is on your own for this and all IAAO courses sponsored by MAAO. Please plan accordingly.

Student Expectations:The Income Approach to Valuation utilizes lectures, classroom discussion, and homework problems to emphasize the main concepts and procedures taught in the course. This course includes 30 hours of classroom instruction during which students will be expected to participate in discussions, group activities, and coursework that may include but is not limited to reading, homework, problem solving, etc. both during and outside classroom hours. There is also an independent online exam at the end of the course the student should plan to review for.

Cancellation Policy: Cancellation requests received prior to 8:00am five business days prior to the start of the course will be issued a refund, less a $30 administration fee. Cancellation requests received after this time or registrants who fail to attend the course are responsible for the entire fee. If a registrant is unable to attend the event, a substitute from the jurisdiction that paid the registration fee can attend at no additional charge. Please send written notification of this change or cancellation requests to [email protected]Although it is not the policy of MAAO to cancel a course or seminar, MAAO reserves the right to do so and provide a full refund if the minimum enrollment level is not reached. Refunds will be issued within 30 days of the date of the course or conference. 

COVID Considerations:  MAAO is following the current guidance from the Minnesota Department of Health. Each educational offering is subject to cancellation if mandated by the Governor or due to a change in COVID conditions. A 100% refund will be processed for any registrant due to a COVID-related cancellation. Attendance at any course is at the risk of the employer and attendee. MAAO will not be held liable.
